Tenant’s notice to end a tenancy – what you need to know

A tenant who wants to leave must give the landlord proper written notice. The notice period depends on where the property is and on the type of tenancy, so check your tenancy agreement and the current rules before sending the letter.

How much notice does a tenant give?

  • England: since the Renters’ Rights Act 2025 took effect on 1 May 2026, most private tenancies are periodic assured tenancies and tenants must give at least two months’ notice in writing, unless the landlord agrees to a shorter period.
  • Wales: under the Renting Homes (Wales) Act 2016, a contract-holder with a periodic standard occupation contract must usually give at least four weeks’ notice.
  • Joint tenants: a notice from one joint tenant can end a periodic tenancy for everyone, so talk to your co-tenants first.

Moving out smoothly

  • Arrange a check-out inspection and compare the property with the inventory taken when you moved in.
  • Take final meter readings and photos, and tell your energy, water and council tax providers the date you leave.
  • Return all keys and keep proof that you did.

Getting your deposit back

In England and Wales a deposit for an assured shorthold or standard contract must be protected in a government-approved scheme. After the tenancy ends, the landlord should agree any deductions with you; disputes can go to the scheme’s free dispute resolution service.

Frequently asked questions

Can I give notice by email?

Check your tenancy agreement – many allow notice by email. Otherwise post or hand-deliver the letter and keep proof of delivery.

Do I still pay rent during the notice period?

Yes. Rent is due until the tenancy ends, even if you move out earlier.

Can I leave before the notice ends?

Only if the landlord agrees in writing to end the tenancy early (a surrender). Otherwise you remain liable for rent until the end date.

Does this template work in Scotland or Northern Ireland?

No. Tenancies in Scotland and Northern Ireland follow different rules and notice requirements.
